Homeowner Association Dues -Return to Top of Document
All Homeowner Association Dues are due and payable on the 1st o January and the 1st of July (semi-annually) each calendar year. You will not be billed. Check should be made payable to Sandstone Ridge HOA and delivered or mailed to: Sandstone Ridge Office, 3600 Sheridan Lake Road, Rapid City, SD 57702 OR dropped in the DUES box located near the mailboxes. Indicate condominium number and street address on your check. Cash cannot be accepted. A late fee of $50 per month is assessed if HOA dues are not paid in full on or before the first of January/July (as applicable) |

Unit Maintenance and Modification for Homeowners -Return to Top of Document
We recommend you contact a professional to ensure that everything in your Unit is done to code and to ensure that structural concerns are addressed. Please contact the SR Maintenance/Building manager prior to having any work or modifications done in your unit; that is, carpet installed, counter tops installed, furniture delivered, plumbing work done, etc., for the following reasons:
- Protective elevator pads can be put up in the elevators if necessary
- In case inquiries are made by your neighbors about unusual noise levels
- Arrangements can be made for clean up of the common areas
- For security purposes
Homeowners are asked to contact a member of the SR Board of Directors prior to any major unit modifications such as electrical wiring/re-routing of electrical circuitry; re-routing or making significant changes to current plumbing; modification of any walls and/or doorways; etc.
All second and third level condo unit floor coverings must be linoleum or carpeting due to noise considerations. If you or your contractor creates any problem when modifying your unit, you will be held liable. |

Resident Lock-Outs -Return to Top of Document
The Maintenance/Building Manager and/or a member of the Board of Directors (if possible) will admit residents who have been locked out of their condominiums at the following charges:
- During office hours (9 a.m. to 5 p.m.) $20
- After usual business hours $50
The above-mentioned fees are due and payable at the time of service. |

Entrance and Public Hallways - Return to Top of Document
The fire code of the City of Rapid City prohibits children's toys, bicycles, lawn furniture, etc. to be stored or temporarily left at the entrances or in the hallways at any time. To reduce the possibility of accidents to others, newspaper deliveries, etc. should be picked up promptly. Children playing or running in the halls, stairways, elevators, parking areas, or anywhere in or around the building where they may cause injury to themselves or unnecessarily disturb residents is strictly prohibited. Please do not leave your deadbolt set to prop your door open. This will help keep our common areas quiet and peaceful as well as reduce strong odors from cooking. |

Patios/Balconies - Return to Top of Document
Homeowners/residents may not change the exterior appearance of the building in any way. Only standard patio furniture (i.e., table, small side tables, chairs, and gas grill) is permitted. Patios and balconies may not be used for storage. Your sliding glass door is not to be used as an entrance to or from your condominium. First floor fountain view residents rae asked to please NOT walk across the lawn-lawn care is expensive. All residents, visitors and deliveries need use a main entrance door. Nothing can be mounted to the railings or o drivot-this includes awnings, thermometers, flags, or any other items. Holiday decorations are allowed on patios and balconies only between November 15th and january 15th-no other decorations of any kind are permitted throughout the rest of the year. This is to protect the visual appearance of the building for all residents. Please do not use tape for hanging holiday decorations-utilize zip-ties instead. Do not throw anything off your patio or balcony-such as cigarette butts, fruit peelings, etc. A cleaning charge may be assessed for such clean up. |

Please do not attach anything to the hallway door leading into your condominium unit that would require making holes in the door and thus creating a repair situation upon removal. |

Smoking - Return to Top of Document
Smoking is not permitted anywhere in the building except inside your individual condominium unit. Condominium doors are to remain closed. If smoke originating from your unit is determined to be affecting the common areas or any other residents' unit, it will be your responsibility to make the necessary corrections. |

Exercise Area - Return to Top of Document
The exercise area is for residents only and no one under the age of 16 is permitted in this area. Safety guidelines are posted for your protection. Please-no food in the exercise area. your cooperation is greatly appreciated. |

Pool Area - Return to Top of Document
The pool area is unlocked from 8:00 a.m. until 5:00 p.m. Monday through Friday. However, all Homeowners are provided with a common area key by which they can open the door and utilize the pool area during posted pool hours. No one under the age of 16 is allowed the pool area unless accompanied by an adult. ALL GUESTS must be accompanied by the resident at all time. Proper swim attire is required to use the pool or hot tub. T-shirts, tank tops, cut-off shorts, and anything of this nature are not allowed. No toys smaller than your fist are permitted in the pool to protect the filter system. No one under the age of 14 is allowed in the sauna, hot tub, or tanning bed for any reason. The tanning bed is for the use of residents only. Rules are posted in the tanning bed room for your safety. |

Pool Gatherings - Return to Top of Document
We encourage you to use the pool area and enjoy it. However, it is not the place for loud, disruptive parties. Any gathering in the pool area must be conducive to other residents being able to enjoy and use the pool during your gathering. The pool room must be reserved with a $50 deposit for pool gatherings of 8 or more. Please limit your gathering time to no more than two hours. any use of the kitchen has to be reserved with a $50 deposit. This helps to cover cleaning costs. All pool gatherings area by reservation only and must be made thorough the Maintenance/Building Manager. |

Garage & Parking Lot -Return to Top of Document
The garage parking spaces are for private licensed passenger vehicles only. Vehicles must be parked in the appropriate assigned spot. If you are using a truck or trailer to help you move, it will ned to be moved from the parking lot the same day. No trailers of any kind are permitted in the parking lot overnight. No commercial or commercially rated vehicles my be parked overnight. Non-operating or unlicensed vehicles my not be parked on Sandstone Ridge property. any illegally-parked vehicles will be towed at the owners expense. Sandstone Ridge does not allow any items to be stores in your garage parking space other than your vehicle or a motorcycle. Sandstone Ridge does not allow vehicles leaking oil/other fluid to be parked on the property--this includes the garage and the outdoor parking lot. If your vehicle is observed to be leaking oil/other fluid. you will be responsible for the clean up; and you will be required to remove the vehicle until it has been repaired.
All Sandstone Ridge residents (and their guests) owning trucks, pick-ups, and vans--and utilizing the outdoor parking lot are requested to park on the fountain side of the outdoor parking lot, so as not to obstruct the view of the first floor residents. |

Lawn Areas- Return to Top of Document
Sandstone Ridge asks for your cooperation in keeping lawn areas free of litter, parked bicycles, and other articles. Dogs are not allowed to be walked on any manicured lawn area except that which directly surrounds the front fountain, and any solid waste must be picked up immediately . Your cooperation is greatly appreciated.

Disturbances -Return to Top of Document
Residents may not make or permit any disturbing noises. Please be mindful of your neighbors and keep the playing of radios, televisions, musical instruments, etc., to a respectable level. Please keep your car stereo turned down to respectable levels in the parking lot and garage so as not to disturb your neighbors. Any boisterous conduct or other actions which disturb the peace and quiet of other residents is prohibited. |

For security purposes residents are asked not to allow anyone other than their guests to enter the building. Soliciting from door-to-door is prohibited. |

Please schedule your move during times that will not disturb other residents. Please advise the Maintenance/Building Manager of your moving arrangements and be sure to make plans with your moving company to dispose of all packing boxes used in moving. Also, we ask that you notify the Maintenance/Building manager of your moving time so that the protective elevator pads can be hung. |

If you or your guest(s) damage any common areas to the interior, exterior or grounds of Sandstone Ridge Condominiums, the Homeowners Association has the right to charge the homeowner for repair of the property. |

Snow Removal - Return to Top of Document
During times of snowfall, it is Sandstone Ridge policy that you and your guests park on the fountain side of the front parking log. This allows for proper snow removal in the lot and on the sidewalks. Vehicles not moved by 9:00 a.m. will be towed at your expense. |

Pets - Return to Top of Document
All pets, excluding fish, must be approved by the Sandstone Ridge HOA Board of Directors on an individual basis. The maximum number of pets is one per condominium unit. Absolutely no pets, not approved by the Board, are allowed in any unit(s) at any time, even if they are just visiting for the day, without a pet deposit of $1,000 and written permission from the Board. pets are only allowed in the hallways when going directly to and from entrance to condominium. All pets must be lashed or caged in the hallways at all times. pets are not allowed in the pool area, exercise area, or any interior common areas under any circumstances. pets are not allowed on maintained Sandstone Ridge common areas. Dogs may, however, be walked only on the manicured lawn area surrounding the front fountain. All solid waste must be picked up and disposed of immediately -- and this includes shedding fur. No pets or litter boxes may be kept on patios or balconies. Barking or other noise disturbances is not permitted. If a resident receives three violations in writing from the Board, the pet must be removed from the building. Failure to remove the pet will result in a fine of $50 for each day the pet remains on the property. This fine can be attached as a lien against your condominium. If any pet creates a hazardous situation, in the opinion of the Board, it must be immediately removed from the building. The same fine will apply. |

Re-Sale/Sub-Lease of Condo Units - Address/Phone Changes - Return to Top of Document
It is the responsibility of each SR Homeowner to notify a member off the Board of Directors, as far in advance as possible, when re-selling and/or sub-leasing his/her condo unit(s). It is essential that the Homeowner/Investor provide the purchaser or the sub-leasee with the Sandstone Ridge House Rules and Regulations brochure and the Move-in Instruction Sheet, as well as the Sandstone Ridge By-laws (if applicable). These documents may be obtained from the SR Office and/or the Board Secretary. Whenever homeowners/residents have a change in address and/or telephone number of record, please provide the Board with the updated information for purposes of meetings or emergency notification. your cooperation is appreciated. |
