Sandstone Ridge Condominiums' priority is to provide its homeowners with top quality service and maintenance. Your cooperation in observing these rules will assist the SR Homeowners Association Board of Directors in providing the services you desire.

House Rules & Regulations

 

Homeowner Association Dues -Return to Top of Document

All Homeowner Association Dues are due and payable on January 1 and July 1 of each calendar year. Checks should be made payable to Sandstone Ridge HOA. You can drop your check in the Office mail box located on the office wall in the pool area of the facility or mail it to Sandstone Ridge Office, 3600 Sheridan Lake Road, Rapid City, SD 57702. Indicate the condominium number on your check. Cash cannot be accepted. A late fee of $50 per month is assessed if HOA dues are not paid in full on or before January 1 or July 1 due date.   When a homeowners' dues become deliquent the late fee will be applied, a lien will be filed against the property and all legal fees and filing fees will be charged to the Homeowner.

 
Insurance -Return to Top of Document
All Condominium owners are required to carry proper insurance. Homeowners are liable for any damages to the facility.
 

Unit Maintenance and Modification for Homeowners -Return to Top of Document
For security purposes Homeowners are asked to contact a member of the SR Board of Directors prior to any major unit modifications  such as electrical wiring\re-routing of electrical circuitry; or making significant changes to current plumbing: modification of any walls and/or doorways: etc.

 Contact the SR building manager prior to having any work or modifications done in your unit. This includes installation of carpet, counter tops, cabinets, delivery of furniture, plumbing work etc.  This will allow for placing protective pads in elevators, cleaning of common areas and advising neighbors of any excessive noise due to construction.

The second and third level condo unit floor coverings must be linoleum for kitchen and bath, and carpeting in the remainder of the unit.  If you or your contractor create any problems when modifying your unit, you will be held liable.

We recommend you contact a professional contractor to ensure that everything in your Unit is done to code and to ensure that structural concerns are addressed.

 

Resident Lock-Outs -Return to Top of Document
If you are locked out of your unit, please contact Ruben in Maintenance or the Board President or Secretary to gain entrance.  However, if you have replaced the original Sandstone lock with a new lock, and an emergency situation occurs, the door will be foreced open.

 
Entrance and Public Hallways -Return to Top of Document
The fire code of the City of Rapid City prohibits children's toys, bicycles, lawn furniture, etc. to be stored or temporarily left at the entrances or in the hallways at any time. To reduce the possibility of accidents to others, newspaper deliveries, etc. should be picked up promptly. Children playing or running in the halls, stairways, elevators, parking areas, or anywhere in or around the building where they may cause injury to themselves or unnecessarily disturb residents is strictly prohibited.
Entrance Code  changes take place on January 5 and July 5.  You will beadvised of the new entrance code when you recieve your "Statement of Homeowner Dues".

Patios/Balconies

Homeowners/residents may not change the exterior appearance of the building in any way. Only standard patio furniture (i.e., table,side tables, chairs, potted plants, grill) is permitted. Patios and balconies may not be used for storage. First floor residents are not to use your patio as an entrance to their condo. All residents, visitors and deliveries should use one of the three entrance doors.  Nothing can be mounted to the railings or the drivot-this includes awnings, thermometers, flags, planters, or any other items. Holiday decorations are only allowed on patios and balconies between November 15th and January 15th.  No other decorations of any kind are permitted throughout the rest of the year. This is to protect the visual appearance of the building for all residents. Please do not use tape for hanging holiday decorations, utilize zip-ties instead. Do not throw anything off your patio or balcony except now. The time and expense of clen up will be charged to the Homeowner.
 
Door Alterations -Return to Top of Document
Do not attach anything to the hallway door leading into your condominium unit that would require making holes in the door thus creating a repair situation.
 
Smoking -Return to Top of Document
Smoking is not permitted anywhere in the building except inside your individual condominium unit. If smoke originating from your unit is determined to be affecting the common areas or any other residents' unit, it will be your responsibility to make the necessary corrections.
 
Exercise Area -Return to Top of Document
The exercise/fitness area is for residents and their house guests. No one under the age of 16 is permitted in this area. Safety guidelines are posted for your protection. Food is no permitted in the exercise area.
 
Pool Area -Return to Top of Document
The pool area is unlocked from 8:00 a.m. until 5:00 p.m. Monday through Friday. However, all Homeowners are provided with a common area key by which they can open the door and utilize the pool area during posted pool hours. No one under the age of 16 is allowed in the pool area unless accompanied by an adult. Guests should always be accompanied by the resident.Pets are not allowedin the pool area. Proper swim attire is required when using the pool or hot tub. No toys smaller than your fist are permitted in the pool to protect the filter system. No one under the age of 14 is allowed in the sauna and/or hot tub,for any reason. The tanning bed is for the use of residents only. For your safety rules are posted in the tanning bed room. The pool area is closed from 10 PM to 6 AM.
 
Pool Gatherings -Return to Top of Document
The pool area is not the place for loud disruptive parties. Any gathering in the pool area must be conducive to other residents being able to use the pool during your gathering. The pool room and/ir the kitchen must be reserved with a $150 deposit for pool gatherings. The deposit will be returned if the responsible person leaves the area clen and no damage has been done. All pool gatherings are by reservation only and must be made thorough the building manager.  To avoid atmospheric equipment failure do not prop doors open or open the windows.
 
Sandstone Room Reservations -Return to Top of Document
Call the office number (341-2787) leave your name and reservation information.  Ruben will check the calendar for availability and call back to confirm or deny your reservation. Pets are not allowed in the Sandstone Room.

Garage & Parking Lot -Return to Top of Document
The garage parking spaces are for private licensed passenger vehicles only. Vehicles must be parked in the appropriate assigned spot. If you are using a truck or trailer to help you move, it will need to be moved from the parking lot the same day. No commercial or commercially rated vehicles my be parked overnight. Non-operating or unlicensed vehicles my not be parked on Sandstone Ridge property. Any illegally-parked vehicles will be towed at the owners expense. City code does not allow to store any items in your garage parking space other than your vehicle or a motorcycle. Vehicles leaking oil and/or other fluid can not be parked in the garage.  However, if your vehicle is leaking fluid and you need time to get it repaired, you may use a parking spot at the far end on each of the fountain side parking areas just until you can have it repaired. If your vehicle  leaks oil or any other fluid. you will be responsible for the clean up.

Use of headlights and driving slow in the garage helps prevent accidents, escpecially at the garage entrance when the sunlight creates dark shadows that make it difficult to see just inside the entrance.

All Sandstone Ridge residents (and their guests) own high profile trucks, pick-ups,SUV's and vans who are utilizing the outdoor parking lot must park on the fountain side of the outdoor parking lot. An exception is allowed if someone is handicaped. 

The car wash bay is for the use of residents only.

Handicap parking spaces are intended for visitors and to pickup or drop someone off. They are not to be used for long term parking.

 
Lawn Areas-Return to Top of Document
Sandstone Ridge asks for your cooperation in keeping lawn areas free of litter, parked bicycles, and other articles. Dogs are not allowed to be walked on any manicured lawn area except that which directly surrounds the front fountain, and any solid waste must be picked up immediately. Your cooperation is greatly appreciated.
 
Disturbances -Return to Top of Document
Be considerate of your neighbors and keep the playing of radios, televisions, musical instruments, etc., to a respectable level. Any boisterous conduct either in the building or parking lot which disturbs the peace and quiet of other residents is prohibited. Quiet hours are from 10 PM to 6 AM and any disturbance will prompt a call to the police.

Residents are asked not to allow anyone other than their guests to enter the building. Soliciting from door-to-door is prohibited.
 
Moving In/Out -Return to Top of Document

Schedule your move when it will cause the least disturbance(between 8 a.m. and 5 p.m.). Please advise the building Manager of your moving arrangements and be sure to make plans with your moving company to dispose of all packing boxes used in moving. Notify the building manager of your moving time so that the protective elevator pads can be hung in the elevators.  A move in or out can only be done through the South entrance or the North entrance.  Moving in and out through the Main entrance is prohibited.

Investor owned units will be charged a $50 fee for each move in and move out.

 
Damages -Return to Top of Document
Owners of units are responsible for any damage, caused by occupants of their unit(s), to any area deemed to be common area, including but not limited to: equipmet, walls, furniture, carpeting, elevators,access features, and removal of broken keys from locks, garage area, exterior lawn, shrubbery, parking lot, etc..

Owners are personally liable for damage or injury attributable to activities in their units.

 
Maintenance/ManagementAssistance -Return to Top of Document
When personal services are requested of maintenance and/or management any time and expense involved will be billed to the homeowner.
 
SnowRemoval -Return to Top of Document
During times of snowfall,  you and your guests should park on the fountain side of the front parking lot no later than 9 a.m. This allows for proper snow removal along the front of the building and on the sidewalks. Vehicles not moved by 9:00 a.m. will be towed at your expense.
 
Pets -Return to Top of Document
All pets must be registered with the HOA Board of Directors (resident and visiting pets must have board approval). The limiot is one dog per unit.  The pet must not be over 15" high at the head when full grown and weigh can not exceed 35#.  All pets must be leashed or caged in the hallways at all times. Pets are not allowed in the pool area, exercise area or any interior common area under any circumstances.  Pets are not allowed on maintained Sandstone Ridge common areas.  This includes the area between the sidewalk and the building.  Dogs may be walked ONLY on the manicured lawn area surrounding the front pond/fountain area. All solid waste must be picked up and disposed of immediately--this includes shedding fur.  No pets or littler boxes may be kept on patios or balconies.  Barking or other noise disturbances are not permitted.  If a resident receives three violations in writing from the Board, the pet must be removed from the building.  Failure to remove the pet will result in a fine of $50 for each day the pet remains on the property.  This fine can be attached as a lien against your condominium.  If any pet creates a hazardous situation, in the opinion of the Board, it must be immediately removed from the building.  The same fine will apply.
 
Re-Sale/Sub-Lease of Condo Units - Address/Phone Changes -Return to Top of Document
It is the responsibility of each SR Homeowner to notify a member off the Board of Directors, as far in advance as possible, when re-selling and/or sub-leasing his/her condo unit(s). It is responsibility of the Homeowner/Investor provide the purchaser or the sub-leasee with the Sandstone Ridge House Rules and Regulations brochure and the Move-In-Out instruction sheet (these forms may be obtained from the building manager or Board Secretary). If a condo is sold the current homeowner should provide the new owner with a copy of the Master Deed and Sandstone Ridge By-laws. Whenever homeowners/residents have a change in address and/or telephone number you must provide the Board with new information. . 
 
Property Aesthetics -Return to Top of Document
If all residents will do his or her part in abiding by these rules and regulations, as well as making an eeffort to extend common courtesies and tolerance toward their neighbors, we will have a great community to call home.
